As an avid enjoyer of comedy, poetry, and private intimate music shows, you would frequently see me at Shoreditch Boxpark before I moved to Watford after the pandemic. It wasn’t just the performances that made Boxpark great, even though they mostly relied on up-and-coming artists and show organisers with modest followings. It also thrived because of the small independent retailers and F&B options available.

While advising clients with Olawill, I’ve seen firsthand the challenges of pitching meanwhile use projects. Recently, a client aimed to host cultural events and an art gallery in a temporary space. Finding a suitable space and a landlord keen to allow the use was a challenge. Once we found a space and a very keen landlord, last-minute cold feet led to a more conventional tenant being chosen.
